Most of the real estate agents and buyers ask a big question, what are the top most real estate marketing tools?  I too had this question in my find and finally I found the answer for that. I just want to share my answers in my blog. So let us discus about Top Real Estate Marketing Tools that help you find a best real estate property.

1. A Real Estate Website:

Obviously Real estate websites occupies the first position in this list. All of us will agree this because without a media platform we can’t share our valuable properties with others. In olden days there was no media platform like Internet, Online news and Social Medias for a real estate builder and agent to give info about their projects but in this technology developed world, it’s quite easy to share our real estate property details through Internet, especially via website. So if I have a real estate website, I will post my property details. Picture, map, contact details and other info which will be easier for a property buyer or a real estate agent.  I may sale my property within a week if I have a best real estate website. So among the top 10 real estate marketing tool, a website occupies the first place.

2.  A Web "Presence”:

Some may thing that both website and web presence are same but there are plenty of difference between them. A website is like a beach with sand, stone and other things but a web presence is a sand storage place where only sand is available. Likewise web presence includes real estate, forum, online press release etc.  In web presence we can interact with real estate experts, agents, buyers and sellers. A web presence would create a direct contact between a buyer, seller.

3. A Real Estate Blog:

A real estate blog is a place where we update and share daily news about real estate. If I have a real estate blog then I will frequently update the blog with latest news. It will pull our customers and visitors to read our blog frequently so that we can connect with real estate people.

Mumbais Eastern Suburban has becoming a Real Estate hotspot

As we all know that West Suburban of Mumbai was already developed and all the real estate investors and builders in Mumbai utilized that area, now all the Mumbai real estate builder’s eyes have been turning to Eastern Suburban of Mumbai which has becoming a real hotspot. Because of this news all the property investors, developers and agents are very happy and they are trying to launch a best project in those areas.

The most of the developers are willing to market their project in the area where the 17 km long Eastern Freeway connects P.D’ Mello Road in South Mumbai to the Eastern Express Highway in Ghatkopar.
In Mumbai Chembur, the prices of real estate properties have increased upto 25% over the last two years as this area is linked with Eastern Freeway. Because of Eastern Freeway the rates of markets such Ghatkopar, Powai, Kurla and Kanjurmarg saw residential property prices increasing up by 23%, 27%, 29% and 32%, respectively in 2012.



This tremendous growth of price in those areas would also increase good quality projects in these localities. In some other localities like Navi Mumbai, Ulwe, Khaghar, Mira road, Airoli, thane and Panvel real estate prices also increasing in these days. So better invest your money in building or buying apartments, villas, individual houses and flats in these localities and earn money as well as satisfaction of better service.

Gifting of Real Estate Properties is quite easy in Indian Laws

The popular opinion of all the Non-Residential Indian’s (NRI’s) is that Indian Real Estate Laws restricted to acquire the descent  real estate properties by the way of gift are very difficult. But the fact is that it’s very easy to get an Indian commercialor residential property from a resident of India or NRI or persons of Indian origin (PIOs) by an NRI or PIO. But a foreign national or non-Indian origin outside India can’t acquire this commercial or residential property by the way of gift in India.

On the other hand the person living outside of India can’t acquire Agriculture land, Form house and plantation by the way of gift in India. 

What is a Gift?
Under section 122 of the Transfer of Property Act, 1822, a gift is defined as “the transfer of a certain existing immovable property made voluntarily and without consideration, by one person, called the “donor”, to another, called the “donee” and accepted by and on behalf of the donee.”

According to Indian Real Estate Laws, it’s easy to get a real estate property by the way of gift in India.
